Rental Policy

TERMS & CONDITIONS

1. Check-in time
is after 3 pm CST and check-out is at 11 am CST.

2. Non-smoking homes. Smoking isn't allowed inside any house. You are welcome to smoke outside. Failure to comply with the non-smoking policy will result in a $200.00 charge for additional cleaning.

3. Pet Policy. Most homes are pet friendly however, any guest with a pet in a no-pet home will be charged $200.00 for additional cleaning.  When outside pets must be on a leash at all times. Pet owners are responsible for cleaning up any pet refuse. Pet damage will result in additional charges. Chesnut Bay assumes no responsibility for illness or injury that may incur to pets while on the premises. Pets are limited to one per house. Guests bringing a pet must have prior approval.

4. Vacationing students or singles under 25 years of age unless accompanied by an adult or guardian are not allowed to rent at Chesnut Bay Resort.  Please keep in mind that Chesnut Bay is a family Resort, so please refrain from profanity in the presence of children.

5. Security/Damage When making your reservation a valid credit card is required to be kept on file as security. RENTAL BALANCE is due (15) days prior to your arrival date.  We accept Discover, MasterCard and Visa or personal checks payable to Chesnut Bay.  We do not accept third party checks.
The Credit Card on file will not be processed for damage provided the following provisions are met.

·          No damage is done to property, house or its contents, beyond normal wear and tear.

·          No charges are incurred due to contraband, pets, or collection of rents or services.

·          All debris, rubbish and discards are placed in refuse containers outside 8am-10am.

·          Soiled dishes are placed in the dishwasher.

·          Linens are stripped from the bed and placed in a pile by the bedside.

·          No linens are lost or damaged.

·          Rented life jackets are returned.

·          There is no smoking in the home. 

·          Door keypad isn’t damaged.

·          All charges accrued during the stay are paid prior to departure.

Cancellations/Refunds We have numerous reservation requests and few walk-in guest, cancellations affect us significantly.  Therefore, we require notification of your cancellation at least 30 days prior to your planned arrival date.  After that, cancellations of reservations with less than 30 days notice will result in the Credit Card charge of two nights stay.  The same applies to a no-show.  Early departure or weather conditions does not warrant a refund
6. Falsified Reservations. Any reservation obtained under false pretense will be subject to forfeiture of deposit and/or rental money, and the party will not be permitted to stay.
7. Maximum Guest. The maximum number of guests per house is set and limited. Over occupancy in any house is subject to a charge of $25.00 per person per day over the set maximum. This policy will be strictly enforced.  Guest are welcome to have four visiting “day” guest on-site per house.
8. Holidays. Longer minimum stays may be required during holiday periods.

9. No Daily Maid Service. While linens and bath towels are included in the house, we do not offer daily maid service.  An initial roll of paper towels and toilet tissue for each restroom is provided.  Other than the initial supply no additional paper products will be supplied. Be sure to bring trash bags, your own cleaning supplies and what you will need for the remainder of your stay. We also suggest that you bring beach towels. Linens may not be taken outside from the house.
10. Parking. Vehicles are to be parked in designated parking areas only. Parking is not allowed in the street.  Extra parking is provided in the overflow lot only. Any illegally parked vehicles are subject to towing; applicable fines/towing fees is the sole responsibility of the vehicle owner.

11. Amenities. Amenity all inclusive fees are included in the rental rate. Wristbands are provided and required to be worn for all resort amenities. Upon your arrival please complete the amenities form and returned to the office.

·        Water Slide. The water slide is a great amenity, it's seasonal and may not be used without an attendant on duty.  A life jacket must be worn at all times. The slide must be wet prior to sliding and used properly to avoid injury. Make sure no swimmers are at the end of the slide before sliding.

·         Water Trampoline. The water trampoline must be used with caution. Life jackets must be worn by children under 10 and unsure swimmers. The trampoline is anchored underneath the tube. Please no jerking on the securing ropes. 

·         Swimming Pool. The swimming pool does not have a lifeguard on duty. Swimmers under 14 must be accompanied by an adult at all times in the pool area. Pool rules and hours are posted. Please adhere to them for the safety and enjoyment of everyone.  No smoking is allowed in the pool area.

·         Paddleboats & Kayaks. The paddleboats and kayaks are for your enjoyment.  For your safety a life jacket should be worn at all times.  Please return the paddleboats and kayaks to the beach area TOTALLY pulled out of the water and place the paddle on the rack.

Use the water slide, water trampoline, swimming pool, paddleboats and kayaks safely at your own risk.

12. Grills. Gas grills are provided at each home. Please use caution and do not place grills close to the exterior siding of the home. If you run out of gas in the grill, please do not remove the tank. Go to the on-site general store and someone will be glad to exchange it for you.

13. Rate changes. Rates are subject to change without notice.

14. Risk/Liability. All of the houses are privately owned; the owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. Chesnut Bay Resort is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.

15. Written exceptions. Any exceptions to the above mentioned policies must be approved by Chesnut Bay Management in writing in advance.
